Rates vary depending on the season. Holiday rates are higher.

CHECK-IN DAYS AND ARRIVALS:
Sand 'N Sea Pirates Beach has two check-in days during peak season: Monday and Friday.

Please note in the individual property description which day applies to your house.

Check-in time for all guests is 4pm. With the size and complexity of our homes, our housekeepers need every minute of the 10am to 4pm window to ensure the cleanliness of your home. Please do not interfere with their job or pressure our staff to allow you entry before 4pm. While you wait, enjoy our beaches, tour The Strand, or do some shopping. UNDER NO CIRCUMSTANCES, SHOULD YOU GO DIRECTLY TO OR ENTER YOUR VACATION HOME BEFORE BEING GIVEN KEYS BY OUR OFFICE STAFF. Do not plan on buying groceries before check-in. We do not provide refrigeration facilities. In unusual circumstances, for whatever reason, it may be necessary to delay occupancy beyond 4pm.

During mid and low season, check-in days and arrival times may vary due to availability. Check with our office prior to arrival to see if this is possible. Sand 'N Sea Pirates Beach DOES NOT leave keys for late arrivals under any circumstances. During Summer season and holidays, our office hours are extended.

RESERVATIONS AND PAYMENTS:
Reservations can be made in person at our office in Galveston, or by phone, 800.880.2554. If our toll free line is busy, try our alternate line, 409.737.2556. Designate one person in your party to be responsible for all payments and correspondence regarding your reservation. After making your reservation, we will mail you a rental contract requesting your advance payment. The advance payment, representing 50% of the base rent, a $25.00 non-refundable reservation fee, and trip insurance (if selected) is due along with your signed rental contract within 10 days of making your reservation. If your reservation is made less than 30 days prior to actual check-in, it must be handled by fax or in person at the office. The balance is due on arrival. We accept Visa, MasterCard, and American Express. We apologize, but we cannot accept Personal or Company checks at check-in.

Personal and Company checks accepted 30 days prior to arrival only. Returned check fee is $25.00.

CANCELLATIONS:
All refunds subject to a $25.00 cancellation fee and cancellations must be in writing. Thirty days or more prior to date of arrival - full refund less cancellation fee. Less than thirty days prior to day of arrival - call the travel insurance company to see if coverage applies. Otherwise full refund less cancellation fee only if Sand 'N Sea Pirates Beach is able to re-rent the unit and the payment has been received. Once your reservation is confirmed (money secured) any cancellations, changes of dates or switching of homes will invoke the cancellation policy. NOTE: Refund checks will be mailed 30 days after cancellation.

TRIP CANCELLATION INSURANCE:
Sand 'N Sea offers Travel Interruption Insurance. Travel Interruption Insurance is optional, but strongly recommended so that you and your family will be financially reimbursed in cases of unforeseen events. This includes protection against loss of vacation time due to medical emergencies, death in the family, and severe storm evacuations. (See hurricane policy.)

SECURITY DEPOSIT:
To ensure compliance with each homeowner's requirements and with Sand 'N Sea's Rules and Regulations, a security deposit of $250-$500 per house is due upon arrival. These funds will be returned within 10 days after the telephone bill for your rental is received. This usually takes 30 to 45 days depending on your date of occupancy. Any damages, excess cleaning charges and any charges to the owner's telephone bill will be deducted from the security deposit.

KEYS AND ARRIVALS:
A maximum of two sets of keys are distributed at check-in and must be returned to Sand 'N Sea upon check out. There will be a $25 charge for each set of keys not returned. We don't want your money - we want our keys.

In the event a guest is locked out of the property, they may borrow a key from the office. After business hours, the guest must call the emergency number and an agent will meet the guest. A charge of $20.00 will be deducted from the guest's security deposit.

Sand 'N Sea DOES NOT leave keys for late arrivals. During high season and holidays, our office hours are extended. There will be a $25.00 charge for any late arrival that requires an agent to come back to the office to check-in a guest.

ACCOMMODATIONS/OCCUPANCY:
Our web page and brochure indicate the maximum number of guests allowed in each house. Exceptions are made only for infants. Our rental homes are individually owned and reflect the needs and tastes of the owners. Detailed photographs are available at our office. We welcome the opportunity to show you any of the homes as long as they are not occupied and a rental agent is available to show the property. Appointments are requested. Prospective renters will not be given keys to view the property.

RENTAL POLICY:
We are very serious about maintaining a family atmosphere for the quiet enjoyment of our guests and neighbors. We will rent to family groups and responsible adults over the age of 25 only. Any use of the home for purposes other than family vacations must be addressed at the time of the reservation. Occasions such as weddings, receptions, company gatherings/picnics must be requested in writing and approved by Sand 'N Sea and the homeowner prior to execution of the Rentral Contract. We will not rent to prom groups, school or graduation groups, fraternities or sororities, or youth groups with or without adult supervision. Non Compliance is grounds for immediate eviction without refund.

HURRICANE POLICY:
Sand 'N Sea does not offer refunds in the event of a severe storm evacuation. We do however offer Travel Interruption Insurance as an affordable alternative. (See Trip Cancellation Insurance.)

LOCKED CLOSETS:
Most homeowners have a locked closet for their personal possessions. These closets are private and are not to be opened by tenants or guests under any circumstances.

FIREWORKS/CAMPING:
Fireworks are not allowed to be stored or used anywhere on Galveston Island. Violators will be evicted without notice. Recreational vehicles and/or Campers are not permitted in any subdivision. Camping on the beach is not permitted.

SUPPLIES:
All of our homes and condos are completely furnished except for linens, towels and cleaning supplies. We will be pleased to arrange for the rental of linens and towels. The cost of this service will be added to your check-in balance. Starter supplies of toilet tissue, soap and a trash bag are left in each house. Be sure to bring an extra supply. Tar-Off is also supplied. Come by our office for additional Tar-Off anytime during office hours.

REPAIRS:
We make every effort to complete routine maintenance before your arrival. However, service related problems do occur. In the event that they do, please notify our office immediately. We will dispatch a repairman to deal with the problem. We do reserve the right to substitute an equal beach house if necessary or, at our option, to make a full refund. There is no refund for appliance failure or circumstances beyond our control.

NEW CONSTRUCTION:
New construction is a part of West Galveston Island. If your rental home is near new construction, we will, if necessary, attempt to contact the contractor concerning noise, start times, etc. No refunds or moves will be made due to construction of any kind. WE DO NOT GIVE REFUNDS FOR RAINY DAYS OR OVERCAST SKIES. WE ALSO DON'T CHARGE MORE FOR SUNNY SKIES.

COMMUNICATIONS:
Telephones are available in each home or condo. Long distance service may only be charged to credit cards. Faxes may be sent to or from our office for a small fee. Mail may be sent to our Post Office Box. Under no circumstances should guests contact the telephone or cable providers for repairs. In the event this rule is violated, the guest will be responsible for any and all charges by the utility company.

PETS:
Pets of any kind are expressly forbidden. Violation of this rule will result in cancellation of the reservation, eviction without notice and forfeiture of rents and security deposits.
